Abstract

This document presents the results of an investigation carried out in the central area of the Guayaquil city, which focuses on analyzing the transformations and effects on the urban landscape derived from territorial interventions carried out since 1998, whose results will be the baseline for develop criteria and opinions that guide subsequent studies and execution of projects in similar contexts. For this purpose, it starts from the question, What are the territorial incidences of urban regeneration or the better called "SUCCESSFUL MODEL" of the city of Guayaquil with its large urban projects implemented in the sectors of Malecon 2000, Santa Ana hill and Puerto Santa Ana in terms of the urban, cultural, patrimonial landscape and its relationship with the gentrification or social exclusion of the intervened areas, using for the effect processes of characterization, valuation and evaluation of impact on the urban landscape. The research that has been developed is of the type of characterization and qualitative-quantitative valuation, with a non-experimental design, carried out with a sample of 270 from the population of Guayaquil. The survey was used as the main technique and as a valuation method a valuation design was used to obtain a landscape value focusing on the value of the landscape, social value and visibility and for the characterization and evolution technique an image review design was used. and old maps of the city of Guayaquil. It was possible to obtain with the techniques a result in concluding that the expansive horizontal growth of the city, as it continues to occur without any proper urban planning, can end up devouring a lot of natural landscape and resources regardless of recovering it.
