Abstract

The objective of this investment project is to capture the growing demand for temporary rentals generated by the university community of Manta, through the creation of an intermediary type real estate company specialized in meeting the needs of temporary student housing. Within the thematic framework of this project we will be able to explore during the first chapter identification of the research problem, focusing on giving a small conceptualization on the interaction of the real estate sector of Ecuador and specifically in the city of Manta. In addition, a clear detail of the objectives and reasons will be provided. fundamentals that justify the realization of this project. In the same way, during the course of the second chapter whose essence is the framework conceptual, the theoretical foundations that support this investment project will be presented, including the background and key definitions for its realization. For the purposes of this, the third chapter shows us the methodology applied to determine the existing supply and demand, using information from primary sources such as surveys, which will give us a clear vision of the market with respect to the proposal and in turn estimate a future demand that generates the idea raised in this project. During the development of the fourth chapter we will be able to precisely visualize the results. of the market study, the margins of the technical-operational plan, the administrative study and financial of the proposal in question.
